Foreigners Now Allowed to Buy Up to 3 Apartments in the TRNC, Limit for Turkish Citizens Increased to 6

According to a new regulation published in the Official Gazette, foreigners in the Turkish Republic of Northern Cyprus (TRNC) are now permitted to purchase up to three apartments, an increase from the previous limit of one. Turkish citizens, meanwhile, have seen their entitlement rise from three to six apartments.

The updated rules redefine the conditions under which foreign individuals and legal entities may acquire immovable property within TRNC territory. The right to purchase real estate is now subject to approval by the Council of Ministers, and limits have been introduced based on the type and nature of the property:

  • Land Purchases: Foreigners may acquire land up to 1,338 square metres, and only one residential unit is permitted on the plot.

  • Apartment Purchases: Foreign individuals may buy up to three apartments. However, TRNC citizens or nationals from countries that grant reciprocal rights may purchase up to six apartments.

  • Detached Houses and Villas: For detached housing, the land must not exceed 3,300 square metres, and only one structure is allowed—constructing a second building or unit is prohibited.

  • Gated Communities or Housing Projects: Foreigners may purchase up to two detached two-storey villas. For nationals from countries granting citizenship rights to TRNC citizens, the limit is raised to three villas.

Permit Duration and Validity Conditions

Once a purchase permit is granted, the transfer must be completed within one year. If not, the Council of Ministers’ decision will be automatically annulled, and the permit will become invalid.

The decision was published in the 15 May 2025 issue of the TRNC Official Gazette and has entered into force as of that date.
